What should a roof replacement estimate include?
A written scope covering tear-off and disposal, decking repair terms (often priced per sheet), underlayment and ice/water shield, flashing, ventilation, the exact shingle or material line, permits, cleanup, and both the workmanship warranty and the manufacturer warranty. Estimates that skip these details aren't comparable — insist on them.
How disruptive is a replacement?
Expect noise, vibration and debris management for the duration — most single-family asphalt replacements finish in days, weather permitting, but complexity, material and roof size change that. The contractor's estimate should state the expected duration and how landscaping, driveways and attic dust are protected.
Should the insurance company's preferred contractor do the work?
You generally have the right to choose your own contractor on an insurance-paid replacement. Comparing an independent written estimate against the insurer's scope is a reasonable way to check that the approved scope actually restores the roof — the roofers we match provide their own documentation either way.
